Arizona Commercial Construction Superintendent
Reports To: Project Manager

Location: Arizona (field-based, multiple sites)
Position Summary
Rupe Properties, LLC is seeking an experienced Commercial Construction Superintendent to lead field operations for a large national retailer and other commercial construction projects across Arizona, with project scopes generally ranging from $1 million to $5 million. This is a hands-on leadership role for someone who can take a project from groundbreaking to close-out, driving the schedule, managing subcontractors, enforcing quality and safety, and representing the company professionally at every level.
Rupe is both a development and a construction company, and this role reflects that. Not every project is a clean handoff from the development team. The right candidate understands that there will be times when they are expected to support development on design coordination, permitting, and the resolution of on-the-ground issues that are difficult to manage remotely from our Oklahoma office. This position calls for a highly organized, proactive professional who can work independently across multiple Arizona sites while maintaining strong, consistent communication with the office and project team.

KEY RESPONSIBILITIES
Field Operations & Project Execution
- Manage day-to-day on-site operations for commercial construction projects, ensuring work is completed safely, on time, and within budget.
- Lead a project for a large national retailer from start to finish, from site work and groundbreaking through punch list and close-out.
- Lead daily morning meetings, monitor job progress, and maintain jobsite cleanliness and organization.
- Interpret and enforce project plans, specifications, and schedules.
Scheduling & Subcontractor Management
- Coordinate, schedule, and supervise subcontractors, vendors, and field personnel, holding each accountable to scope, quality, and timeline.
- Build and maintain the project schedule, proactively identifying and resolving conflicts before they impact the critical path.
- Use ProCore for documentation, daily logs, RFI tracking, and photo management, and Bluebeam to review and annotate construction documents and submittals.
Quality, Safety & Compliance
- Conduct site inspections and enforce safety compliance with OSHA standards.
- Drive quality control throughout the build and manage punch list completion to Rupe standards.
- Coordinate inspections and ensure work passes municipal, utility, and third-party requirements.
Development Coordination & Cross-Functional Support
- Assist the development team, as needed, with design coordination, permitting, and the resolution of field issues that are difficult to manage remotely from Oklahoma.
- Serve as the company’s on-the-ground problem solver in Arizona, bridging the gap between development intent and field execution.
Communication & Stakeholder Representation
- Communicate regularly and proactively with Project Managers and the office regarding schedule updates, field conditions, and problem resolution.
- Professionally represent Rupe Companies with owners, municipalities, inspectors, utility companies, and neighboring property owners.
QUALIFICATIONS
Required
- Proven experience and leadership skills to successfully manage subcontractors and build a project for a large national retailer from start to finish.
- Strong knowledge of commercial construction methods, materials, and building codes, with demonstrated scheduling, safety, quality control, and subcontractor
management skills. - Highly organized, proactive, and capable of working independently while maintaining strong communication with the office and project team.
- Understanding that Rupe is both a development and construction company, with a willingness to support development on design coordination, permitting, and field issue resolution.
- Willingness to travel under the company’s current per diem policy and to work across multiple Arizona projects as needed.
- Ability to professionally represent the company with owners, municipalities, inspectors, utility companies, and neighboring property owners.
- Valid driver’s license and reliable transportation.
Preferred
- 1 to 3+ years of experience as a Superintendent on commercial construction projects in the $1 million to $5 million range.
- Proven, hands-on experience with ProCore, Bluebeam, and Microsoft Project.
- Technically savvy, with the ability to manage project data digitally and troubleshoot issues efficiently.
- OSHA 30 certification.
WORK ENVIRONMENT
- Full-time, field-based role working across multiple Arizona job sites, with travel required and supported under the company’s current per diem policy.
- Must be comfortable working independently and managing competing priorities across more than one active project.
- Must be able to work outdoors in various conditions and lift up to 50 pounds as needed.

Rupe Companies offers a comprehensive benefits package, including medical, dental, life, and vision insurance, in addition to base compensation and paid time off. Benefits begin on the first of the month following the start of employment.
Rupe Companies covers 100% of the employee’s medical premium. Employer contribution may change annually. Employees are eligible for the 401(k) plan after three months of employment, with the company matching up to 4% of contributions if the employee contributes 4%. Vesting starts immediately.
Base compensation for this role will be commensurate with experience and within the fair market value for the position, reflecting the added scope, travel, and independent leadership this Arizona-based role requires. Employees are eligible for an annual discretionary bonus based on company performance.
Travel per diem: This position includes travel per diem provided in accordance with the company’s current per diem policy to support work across multiple Arizona project sites.

Rupe Companies is seeking a highly skilled Commercial Construction Superintendent to oversee all field operations on large, complex commercial projects ranging from $5M to $20M in scope. This is a hands-on field leadership role for an experienced builder who has run large ground-up commercial projects, can drive schedule and quality, and can manage subcontractors, safety, and owner expectations on the jobsite. The ideal candidate is technically savvy, runs a clean and disciplined site, and is comfortable owning the field side of a project from mobilization through closeout.

Key Responsibilities
- Manage day-to-day on-site operations for large commercial construction projects, ensuring work is completed safely, on time, on budget, and to Rupe’s quality standards.
- Coordinate and supervise subcontractors, vendors, and field personnel; hold trades accountable to scope, schedule, and quality.
- Lead daily morning meetings, weekly subcontractor coordination meetings, and toolbox talks; maintain jobsite cleanliness and organization.
- Develop, maintain, and drive the three-week look-ahead schedule in alignment with the master project schedule in Microsoft Project.

- Utilize Procore for documentation, daily logs, RFIs, submittals, change order tracking, and photo management.
- Use Bluebeam to review, mark up, and coordinate construction documents, submittals, and as-builts.

- Communicate regularly with the Project Manager regarding schedule, field conditions, risks, and problem resolution.
- Lead quality control efforts, manage the punch list, and drive timely project closeout.
- Represent the company professionally when interfacing with owners, architects, engineers, and inspectors.
Qualifications
Required
- Minimum 7 years of experience as a Superintendent on commercial construction projects, with demonstrated success running ground-up builds in the $5M to $20M range.
- Strong working knowledge of commercial construction means and methods, materials, sequencing, and building codes.
- Proven, hands-on proficiency with Procore, Bluebeam, and Microsoft Project; technically savvy with the ability to manage project data digitally and troubleshoot field issues efficiently.
- Excellent leadership, communication, and problem-solving skills; able to set a tone of accountability and respect on the jobsite.
- OSHA 30 certification (or willingness to obtain within 60 days of hire).
- Valid driver’s license and reliable transportation.
Preferred
- Multi-family construction experience in addition to large-scale commercial projects.

Commercial Construction Project Manager

Position Summary
Rupe Companies is seeking an experienced Commercial Construction Project Manager to lead complex, large-scale commercial construction projects from preconstruction through final closeout. This is not a rinse-and-repeat retail rollout role; the Project Manager will own complex third-party builds in the $5M to $20M+ range and will be expected to manage multiple projects concurrently. The successful candidate is a seasoned operator who can navigate ambiguity, manage demanding clients and design teams, and drive disciplined execution across schedule, cost, quality, and safety. They will also manage the Superintendents assigned to their projects.

Key Responsibilities
Project Leadership & Execution
- Lead and manage complex commercial construction projects from preconstruction through final closeout, including ground-up builds and large third-party developments.
- Manage multiple concurrent projects, balancing competing priorities, schedules, and stakeholder demands.
- Direct and develop assigned Superintendents and project teams; set clear expectations, hold teams accountable, and remove obstacles.
- Serve as the primary point of contact for owners, developers, architects, engineers, and key subcontractors.
Preconstruction & Planning
- Review and analyze project drawings and specifications to determine scope, constructability, and risk.
- Prepare, negotiate, and manage cost estimates, budgets, and master schedules.
- Lead buyout, subcontract negotiation, and award; ensure scopes are gap-free and pricing is competitive.
- Obtain necessary permits and licenses; coordinate with jurisdictional authorities.
Financial & Contract Management
- Own project P&L; manage budgets, forecasts, change orders, billings, and cash flow.
- Identify, document, and resolve contractual issues; partner with leadership and counsel as needed.
- Drive margin protection through disciplined change management, buyout discipline, and risk mitigation.
Schedule, Quality & Safety
- Develop, maintain, and drive detailed project schedules using Microsoft Project; proactively identify and mitigate schedule risk.
- Enforce compliance with building codes, contract documents, and Rupe quality standards.
- Champion a safety-first culture in partnership with Superintendents and site teams.
- Conduct regular site walks to monitor progress, quality, and adherence to design intent.
Reporting & Communication
- Provide regular project status reports to leadership, owners, and stakeholders.
- Maintain accurate project records in Procore, including RFIs, submittals, change orders, and documentation.
- Adjust project plans to respond to changing requirements, design revisions, or unforeseen conditions.
Qualifications
Required
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (equivalent experience may substitute).
- 7+ years of progressive commercial construction project management experience, with demonstrated ownership of projects in the $5M to $20M+ range.
- Proven experience managing complex, non-prototype, ground-up commercial builds (third-party developments, owner-driven projects, etc.).
- Demonstrated ability to manage multiple complex projects simultaneously.
- Strong proficiency with Procore, Bluebeam, and Microsoft Project; comfortable working in a fully digital project environment.
- Deep working knowledge of construction means and methods, building materials, building codes, and contract administration.
- Excellent organizational, negotiation, leadership, and written and verbal communication skills.
- OSHA 30 certification (or willingness to obtain within 60 days of hire).
Preferred
- Multi-family construction experience in addition to other large-scale commercial verticals.
- Experience leading projects with institutional, developer, or sophisticated third-party owners.
- LEED accreditation or other sustainability credentials.
Work Environment
- Office-based with regular travel to active job sites; primarily Oklahoma and surrounding states.
- Must be able to navigate active construction sites, including uneven terrain, and lift up to 25 pounds as needed.
- Valid driver’s license and reliable transportation required.
